Gateway 1 is the busiest entry point to Manor Royal, and possibly the town, encompassing the Hazelwick Flyover that connects Three Bridges to the Business District.
Around 30,000 vehicles travel between the Hazelwick flyover, Gatwick Road and the Manor Royal road roundabout in Crawley daily. Visitors and those making their regular commute will have seen the enhancements that have already taken place, included landscaping with new trees, plants and railings, public art and formalised car parking in front of the Bank Precinct.
In 2025, the Hazelwick Flyover was transformed with the impressive and impactful 'Manor Royal Mural'.
The 'Manor Royal Mural' is a meaningful and impactful piece of artwork that celebrates the Business District and its community. The idea behind was the project was to:
Manor Royal BID, working with Creative Crawley, commissioned artist Jac Seifert to design the mural. Jac grew up in Sussex and went to school in Crawley, now living in Brighton. Through her studio Orakel Workshop, she creates digital, site-specific artworks, inspired by people and place. The mural is called “the place that does it all”.

The project completes the planned upgrade to Gateway 1, that includes the frontage south entrance to Crawter’s Brook People’s Park.
